UAD 3.6 is the most significant overhaul to appraisal data standards the mortgage industry has seen in over a decade. The shift from form-based reporting to a dynamic, XML-driven dataset changes how appraisal data is structured, validated, and delivered across every point in the origination chain. For lenders and appraisal management platforms, the question is not whether UAD 3.6 is coming. It is whether the workflow is built to handle it in production, not just in a test environment.
ValueLink has processed UAD 3.6 appraisal orders in production with VanDyk Mortgage, running end-to-end through the full appraisal workflow from LOS intake to compliant report delivery.
What the Workflow Looked Like: End-to-End UAD 3.6 Delivery
A UAD 3.6 order is live when the full chain holds together: LOS intake, workflow execution, MISMO 3.6 package handling, automated validation, submission, and delivery. In the ValueLink and VanDyk Mortgage production flow, that chain ran across six connected stages.
- Order intake via the LOS. The order originated in Encompass and entered ValueLink through a direct EPC integration. Under UAD 3.6, intake quality at the LOS level determines whether the downstream workflow runs clean or begins accumulating exceptions from the start.
- Workflow orchestration inside the appraisal management platform. The order moved through standard appraisal management stages: vendor assignment, milestone tracking, and turn-time management, with UAD 3.6 running as the underlying standard rather than a separate process layered on top.
- MISMO 3.6 package handling. The completed appraisal came back from the field via Alamode in UAD 3.6 format as a ZIP package containing a MISMO 3.6 XML file, an embedded PDF, and supporting exhibits. The platform retrieved, scanned, unpacked, and validated the package before moving it into review.
- Automated review and validation through CrossCheck. The report ran through CrossCheck, ValueLink’s appraisal review and compliance engine, applying 700-plus UAD 3.6 validation rules aligned to the GSE guide including Fannie Mae UCDP Appendix H-1, across required data elements, field dependencies, and dataset consistency.
- UCDP and SSR submission support. The workflow supported UAD 3.6 submission patterns including SSR flows and UCDP submission via updated API integrations aligned to the new standard.
- Delivery back to the lender. After CrossCheck validation, the report delivered back through the Encompass integration in ZIP, XML, and PDF formats configured to the lender’s operational preference.
Together, ValueLink and VanDyk Mortgage have demonstrated what a production-ready UAD 3.6 appraisal workflow actually looks like, from lender origination through compliant report delivery, across six connected stages, on a live pipeline. That is the standard the industry is measuring UAD 3.6 readiness against.
What Operational Readiness for UAD 3.6 Actually Requires
UAD 3.6 readiness is a workflow question, not a vendor feature question. The standard introduces a ZIP-based, data-first appraisal artifact and a structurally more rigorous validation model. Every layer of the appraisal chain has to be aligned to handle that consistently at production volume. Lenders working through their UAD 3.6 transition should be stress-testing each of the following against their current setup.
- LOS-connected intake that captures UAD 3.6-relevant data at origination.
- Appraisal workflow orchestration that runs UAD 3.6 as the baseline standard.
- Production-grade MISMO 3.6 package handling.
- Automated validation aligned to GSE UAD 3.6 requirements.
- UCDP and SSR submission support built for UAD 3.6.
- Configurable delivery aligned to lender operations.
